Statutory Note: Table 4 prescribes both an Average Yard and a Minimum Yard for each yard. Rule 26(4) requires that the minimum and average yard values shall not be less than the values as per TABLE 4. Why does my 1.8m front setback become 3.0m on a highway?
KMBR Rule 23 with Table 3 prohibits construction within 3.0 m of the plot boundary abutting National Highways, State Highways and District Roads. The calculator therefore applies a 3.0 m minimum front distance for those road types, independently of the Table 4 yard values.
